Notaries in Spain: salaries well above €100,000 net
The belief that the average notary earns around €100,000 gross a year clashes head-on with the figures used by industry professionals. According to estimates based on Spanish Tax Agency (Hacienda) filings, the average income of notaries and property registrars is around €300,000 a year, though the figure varies enormously depending on seniority and the location of the office. For young notaries in unprofitable posts, income can be far lower, but veterans in city-centre positions can comfortably exceed half a million.
The real average and the variability
A notary newly appointed to a third-category office may struggle to cover expenses, as some analyses point out. However, the average for the profession is a long way from €100,000 gross. Tax Agency data from previous years put the average declared income at around €300,000, and some property registrars even earn salaries above €500,000. The range is wide: from €200,000 for those starting out in poor offices to more than €400,000 for those who have spent decades in well-placed posts.
Expenses and the structure of a notary's office
But gross income is not everything. A notary has to cover staff, premises, insurance and professional liability. For example, an office handling 900 files a year with 5 employees keeps around €60,000 net out of every €100,000 gross. This explains why some notaries in depopulated areas can have negative returns, to the point that certain posts remain vacant for years. The protection of the market through regulated fees and legal barriers to entry does, however, ensure that margins are high in areas with demand.
International comparison: France as a mirror
While Spain has barely 3,000 notaries, France has increased the number to 17,000 over the past decade, easing access and allowing salaried notaries. This has reduced average incomes there, while in Spain regulated scarcity keeps fees high. The question many people ask is whether the Spanish model is sustainable or whether it will eventually converge with the French one.
In any case, the idea that a notary earns €100,000 gross a year is a myth: the reality is that, on average, they take in two to three times that figure, though with such a wide spread that not all notaries are millionaires.
