Estás hablando con EXTOUAREG, que es un conocido cuentista. Creo que es el único caso de un piso que crece con el tiempo.

En 2017 decía que era de 76m2 (no decía nada de útiles) y 15m2 de "jardín" (que será un patio):

En 2018 el piso creció 2 metritos más hasta los 78 y el jardín se hizo mayor y pegó un estirón hasta los 25 metros:

La verdad es que hace tiempo le hicimos un CSI y resulta que el piso era de una promoción que, efectivamente, los comercializaban como de 70 y pico metros, pero no útiles, contando garaje y zonas comunes. Es decir, unos 50 metros útiles, de una habitación, y está en Argés, que es un pueblo de cosa al SUR de Toledo, por eso es descacharrante que le llame Toledo norte. Supongo que ahora va diciendo que el piso es más grande porque están volviendo a bajar los precios y ya no puede decir que es tan chollo. Como sigamos así al final se va a haber comprado un piso de 200m2.

Tengo uno enfrente de casa, regentado por una Rumana, todo aquello incluida ella está como para ser precintado, sospecho que las patatas y tomates se mueven solos......no se, el caso es que todo el barrio compra las faltas y hasta las magdalenas o pastelitos que coge con guantes sospechosos previo chupe de dedos.....
Tal vez y gracias a ella, estemos inmunes a bichito, bacterias y legañas.....
 
Todavía recuerdo de pequenho yendo al día con mi progenitora, lleno de mugre y con la cajera siempre preguntando si alguien tiene cambio para los billetes, casi nunca tenía, menos mal que solo fue un tiempo y luego ya pude quitarme esa pesadilla de la cabeza.
