WASHINGTON (Reuters) - Sales of new U.S. homes unexpectedly rose in August to a seasonally adjusted 1.050 million annualized rate after a sharp downward revision in July's tally, while the inventory of homes for sale eased slightly, a government report showed on Wednesday.
New single-family homes sales increased 4.1 percent in August from a downwardly revised July rate of 1.009 million, which was originally reported as 1.072 million. The revised July rate was the lowest since a March 2003 rate of 999,000, the Commerce Department said.
Analysts polled by Reuters were expecting August sales to ease to a 1.04 million unit rate. The August rate of new home sales was down 17.4 percent from the 1.271 million annualized rate the same month last year.
The supply of homes available for sale in August at the current sales pace fell to 6.6 months' worth from 7.0 months in July. There were 568,000 homes available for sale at the end of August, down 0.4 percent from the 570,000 available at the end of July, according to the report.
The median sales price of a new home in August managed to climb to $237,000 from $236,200 in July, but was below the $240,100 median price a year earlier
New home sales plunged 17.7 percent in the West in August compared with July, while they rose by 21.7 percent in the Northeast. They rose 12.2 percent in the Midwest and rose by 11.1 percent in the South.
New home sales are recorded on contract, usually before the home is built, and can be seen as a gauge of future activity.
The new homes data were marginally better than existing home sales for August. On Monday, the National Association of Realtors said existing home sales fell 0.5 percent to an annual rate of 6.30 million units in August from 6.33 million in July.
